Contractor fees question

If the client purchases and arranges delivery of appliances, is itcustomary for the general contractor to tag on a 10% fee to thier bill forthese items even tho they had nothing to do with arranging for them as part of the remodel? We certainly would agree to labor/parts for installation of any and all items by the contractor.Thanks, Jan

Seems like you did most of the work, but

It seems like you did most of the work and I would say it's not customary. However, your contract governs all aspects, so read it with respect to deliveries. Also how much are we talking about?

In general, you have to see what service the contractor was providing. Several questions:

1) Who actually was on the job site, inspected the goods to make sure that they were the right ones and not damaged and finally signed off on the delivery? If you didn't take delivery and you were actually holding your contractor responsible then, they could tag on a fee.

2) Same thing applies to getting the appliances in the house? Who actually carried it in? If the delivery truck guy did then your contractor did not provide a services. Look at it this way too. If the appliances were damaged who would you hold liable.

3) Is this the first time it happened? If your contractor was doing this routinely, he probably decided that he had a right to tag on a fee.

In the end your written contract should govern this. In the interest of maintaining a good relationship with your contractor, talk things over.

Thanks so much for your reply. It was helpful. Actually our job is complete. And believe it or not there was no contract. Except for this one problem, we are very satisfied with the job. There were a few very minor issues but overall nothing big.

In the contractor's bid we told him to remove the appliances as we had already taken care of them. He waffled around it. We're a small community and he has been around for 20+ years, so we weren't too worried about any problems. We also talked with all 3 of his references. We should have pushed him harder for a contract but just didn't do it.

If we decide to remodel the bathrooms I'll return to this web site and subscribe. It was by far the most informative I found (and I don't like spending time online). This was our first remodel and we need some time to recover. It is a very disruptive experience. Also, we will sign a contract next time!
